The 10-Minute Monthly Garage Door Checkup

Almost every emergency call we run had a warning sign weeks earlier. These five checks take ten minutes a month and catch nearly all of them.
1. Listen to one full cycle
Stand outside, open and close the door once, and pay attention. A healthy door is a steady hum with light rolling. Changes worth acting on:
- Grinding or scraping: rollers with flat spots, or a track out of alignment.
- A sharp pop or bang: a spring or a hinge letting go under load.
- Rattling that got worse this month: loose hardware.
- The opener straining near the top: the door is heavier than the spring is carrying.

2. Run the balance test
- Close the door and pull the emergency release cord.
- Lift by hand to waist height and let go.
- It should stay put. Drifting down means the spring is weak; shooting up means it is over-tensioned.
- Lower it fully and re-engage the opener.
This is the single best predictor of a future breakdown, and it is the check most people never do.
3. Test both safety features
Lay a 2x4 flat in the door's path — the door should reverse the moment it touches. Then break the photo-eye beam while it closes — it should reverse without contact. If either fails, stop using the opener until it is fixed; sensor repair is a short visit.
4. Eyes on the springs and cables
Look above the door at the spring coils and at the cables running down each side. You are looking for a gap in a coil, orange rust bloom, fraying strands, or cable slack. Look only — both components store enough energy to cause serious injury. Cable replacement is always done in pairs.
5. Snug the hardware and clear the track
A socket wrench on the hinge and bracket bolts, a vacuum along the bottom track, and a quick wipe of the photo-eye lenses. Skip the bottom brackets — they are under cable tension.
