Fall Garage Door Tune-Up: Get Ahead of the First Cold Snap

Our busiest emergency stretch every year is the week Charlotte first drops below freezing. Almost every one of those calls was preventable in October.
What actually happens on that first cold morning
A torsion spring is a piece of wound steel with a finite number of cycles in it. Over a summer of heavy use, it loses tension gradually — the door still opens, so nobody notices. Then the temperature drops, the steel contracts and stiffens slightly, and the first lift of the morning is the one that snaps it.
The bang is loud enough that people call thinking someone broke in. What they actually have is a door that will not lift and a car they cannot get out. Spring replacement is a same-day fix, but it is an unplanned one.
The fall checklist
- Balance test with the opener disconnected — a door that won't hold at waist height has a spring problem now, not in January.
- Inspect the spring coils for gaps, rust, or a visible separation. A gap of an inch or more means it has already broken.
- Check both lift cables where they wrap the drum for fraying or unspooling.
- Clear leaves, acorns, and mulch out of the bottom track and along the door's landing line.
- Test auto-reverse with a 2x4 and with the photo-eye beam.
- Lubricate hinges, rollers, bearings and spring coils with silicone or lithium spray.
- Replace a cracked or flattened bottom seal before winter rain and drafts arrive.
Leaf and debris season is real
Charlotte's tree canopy means October and November fill the bottom track with wet leaves and acorn shells. A door that lands on debris does not seat flat, which trips the down-limit and makes the opener reverse. Homeowners often assume the sensor is broken. Sweeping the landing line solves it half the time.
Seal the gaps while it's still comfortable to work
- Bottom astragal: cracks and flat spots let in water, drafts, and mice.
- Perimeter stop molding: should press lightly against the door face with no daylight.
- Threshold: a stick-down threshold seal helps on sloped or uneven driveway pours.
Weather seal replacement is one of the least expensive things we do and one of the most noticeable in a garage that shares a wall with the house.
